The Great Apartment Hunt 2008

You may have heard, or assumed (correctly) that Wendy and Pat are officially Apartment Hunting.
After looking a bit and me being the picky and fickle one for once (strange role reversal indeed...) I am not finding what I want. I know about what I want but I have not seen the precise right apartment yet. So, I thought it would be helpful to put the word out that we are looking and let you all know what we are looking for, and figuring y'all might keep us in mind if you run across something.
1) must have at least 3 closed rooms. (and the fewer rooms, the bigger they better be)
2) preferably first floor. Second is tolerable. Anymore than that and it better be as awesome as Catherine and Alex and Nancy's which is like 6 closed rooms and a monstrous kitchen and livingroom.
3) I really, really, really want an entrance that goes right on the street. As in none of this unlock the front door, climb some stairs, pass three other doors, unlock my door. No. Very done with that.
4) I don't care about stove and fridge. I have that.
5) I love old style Montreal apartments. Think like the aforementioned Alex, Catherine and Nancy's place, or Ezra and Svetla's place. Or even the one Svetla had before that over on Lincoln. That said, I cannot deal with mammoth wall cracks and floors so uneven I may lose my balance. So none of that.
6) I absolutely flat out refuse to live next to my landlord. No way in HELL. It would have to be one extremely cool landlord to forego this. Bad bad bad past experiences. I mean Bad. And I am a good tenant.
7) I would do a lot of things for a garden bathtub.
8) ABSOLUTELY MUST TAKE DOGS. No exceptions.
Now here are the difficulties:
A) We are not really picky on area, however, NDG makes the franco-husband cry, and it must be within 10km of Palais Justice. (Barreau regulation. Yes, really).
B) I really want to keep it around 1000-1100 per month, but for something just absolutely smoking hot (as in meets all our requirements) I could be talked into 1250ish.
C) We're planning for December 1st, but would be willing to move it up to November, maybe even Ocotber, for somewhere just absolutely perfect. We could also be potentially talked into January 1st, but no later than that as I am not moving with a newborn. Oh hell no. I did that once, never ever again.
So if you know of such a place, or see such a place, or maybe you are breaking your lease soon or getting thrown out, let us know!

Please direct me to the nearest bank willing to lend 200+K to two self employed individuals with less than three years under their belt and no cosigners (our parents don't love us) so I can do exactly that.
